SOS Services

 

Stage One:

Our project coordinator meets with family members responsible for the property and belongings.

 

An estimated cost of the materials and labor needed to bring the house to “sellable status” is determined.

 

 

Stage Two:

 

Agreements and contracts for the following are signed:

 

  1. Remove and itemize all household items and belongings.
  2. Tag items family wishes to keep and separate from items family wishes to sell.
  3. Place items in protective storage containers, document and tag containers and place containers in storage units at our Store It America secured facility. The cost of the containers, labor to move and document items, deposit on storage units and rental price for storage units will be calculated and accrued for length of time between removal from residence and sale of items or removal of the items from facility.
  4. Assessment of maintenance needs of house necessary to bring the condition of the property to “sellable status” will be done and with written permission from authorized family member(s). Contractor estimates will be obtained by SOS staff.

 

Stage Three

 

  1. SOS representatives will obtain copies of all proof of current business liability and workman’s comp insurance for said contractors to go with each contract.
  2. Upon receipt of all written estimates from contractors, authorized family member(s) will sign individual contracts with said contractors for labor and materials required to complete the work. SOS will pay contractors at completion of their portion of the project and will add to accrued project billing.

 

 

Stage Four

 

  1. SOS will coordinate all work on the project and will be paid a 20% project coordination fee on all expenses associated with the project to see it through to completion.
  2. Once property is brought to sellable status, the house will be listed with a local real estate brokerage. Again, the authorized family will sign the listing agreement directly with the brokerage chosen.

 

 

Stage Five

 

  1. SOS will place the items slated for sale in their next scheduled auction. The proceeds from the sale of the family items will be deducted from the bill to SOS for services rendered (or) if proceeds exceed balance due SOS for services rendered, balance will be paid to authorized family members.
  2. Once the house is sold, SOS will be paid at closing. The agreement with SOS will state that SOS can place a lien on the property until such time as it sells and SOS receives payment for services rendered. The family reserves the right to pay SOS prior to the sell of the house.
  3. No work will commence until a title search has been completed and clear title for said property has been confirmed. Title search expense to be paid by family prior to signing any contracts.
  4. Should the family choose to keep the property once renovations are complete, they would be required as per the original contract to pay SOS for all services rendered before SOS releases the lien on said property.
