Rental/property management inspection

Pre-Listing Inspections

Listing inspections are good for the homeowner who may not be in tune with the condition of their home. A great many sales are canceled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or discloses the issue found in the Inspection Report. Obviously, repairing the items is the most beneficial towards completing the sale. The pre listing inspection is your ‘insurance against surprises’ when selling your home. 


Pre-Purchase Inspection

A Pre-Purchase home inspection is a done for clients who are buying or have put a down payment on a house. All of the items typically used within a home are tested and/or operated to verify proper operation and installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tubs run the showers and even flush the toilets, all the while making notes on the condition and operation of the components tested. Upon completion you receive a full, written report.


New Construction Inspections

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been connected. The inspection should be scheduled just a day or two before you final walk through with the Builder. This ensures that most, if not all, last minute items are completed prior to your inspection. Upon completion, you receive a full written report.


Investor Property Inspections

Investor property inspections are performed prior to purchase as well as periodically during ownership. Investor property inspections are performed to identify defects prior to taking ownership and to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.


Home Maintenance Inspections

We provide Home Maintenance Inspections for home owners and landlords. We perform a thorough inspection, seeking to identify maintenance issues of the property. We present all findings in a professional report to assist with home repairs. 



Pre-Warranty Expiration Inspections


Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection is performed to verify that proper building techniques were used and that the various components of the home were properly installed. You are presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.  


Tenant / Landlord Dispute Inspections

We provide Tenant/Landlord Dispute Inspections for tenants, and landlords. We perform a thorough inspection for either party, seeking to identify presenting aspects of the property, or fixtures fitting, that are causing dispute between landlord and tenant. Insurers & Brokers Insurance Inspection Services

What is a home insurance inspection? A home insurance inspection is an inspection of a residential property ordered by the insurance company underwriting the homeowner's policy. A home insurance inspector will typically observe the condition of the home and any risks on the property or in the neighborhood. Additionally, the insurance inspector may measure the house, draw a diagram, and collect other physical data that will be used to calculate the replacement cost of the home.


Radon Testing

Radon is produced by the radioactive decay of radium-226, which is found in uranium ores. Radon may accumulate in basements and dwellings. Radon can also seep into an indoor environment through cracks in solid floors, construction joints, cracks in walls, gaps in suspended floors, gaps around service pipes, cavities inside walls, and the water supply. Radon is the second largest cause of lung cancer next to smoking. Radon can show up in a any random house and their neighbors will not have any sign of Radon gasses. To remove radon from your home there is a fairly inexpensive solution, the gas is vented from your crawlspace or basement to the air above the home were the the Radon gasses can be filtered naturally with the exterior air. The first step is getting tested for Radon gasses. Our home inspection company does a test that will take only a few days and it is fairly inexpensive. If Radon is found the next step is getting it removed and keeping your family safe and healthy.
