Pre-Closing Inspection

The pre-closing inspection or general home inspection is a critical step in the home buying process. Pre-Lease/Exit Inspection

A pre-lease or exit inspection can be a valuable tool for the landlord or tenant. It offers a tangible third-party unbiased review of the property and is intended to prevent problems from arising between the tenant and the landlord as to the condition of the property. The inspector will review each room for the condition of floors, walls, ceilings, fixtures, windows, window coverings, doors, and appliances. Our inspection will provide documented evidence for landlords to file damage claims and for tenants to request refund of security deposits.  

Pre-Listing Inspections

A pre-listing inspection is conducted prior to listing or selling a home and is used to give both the buyer and seller up-front knowledge of potential repair costs. A homeowner may chose to make repairs ahead of time and qualify as Move in Certified. Potential buyers can review the report so they can decide early on if they want to pursue a property in the given condition at the given price. It also assists sellers in preparing proper disclosure documents so there are no legal issues later on. It is agreed among Realtors that one of the best things sellers can do to instill a sense of confidence to potential buyers is to have a professional inspector conduct a pre-listing inspection and then have it available for the buyers to review. 

Mold Inspections

A physical inspection is conducted to evaluate the possibility of mold and/or moisture condition. Our site visit will focus on the root cause. Moisture, humidity and temperature readings will be obtained. Air sample and/or physical sample may also be obtained and evaluated by our certified laboratory. Results will be discussed and if needed remediation estimate provided. 

Septic Inspections

Delaware homes that have private septic systems are required to have them inspected with approved documentation submitted prior to settlement. PRO-SPECT Inspection Services provides certified technicians to inspect all classifications of septic systems. We will pump out tank, perform inspection and if needed provide repair estimate. We work with both the buyer and seller providing digital photos of any areas of concern and provide initial permitted plot plans of septic layout for your records.

WDI/Termites

A WDI, Wood Destroying Insect Inspection is required by most lenders for home purchases and /or refinances. Our WDI inspection will be performed by a certified technician who adheres to strict standards and ethics of The National Pest Management Association. Our WDI inspection documentation meets FHA, VA and HUD requirements. Digital photos of any areas of concern will be provided to all parties involved along with estimates for recommended treatments. 

New Home Inspections

Pro-spect offers a 6 Phase New Home Construction Inspection Service. This evaluation process is designed to assure that the highest quality building standards are met and documented throughout the 6 Phases of the building process:

  1. Footing/Foundation: Evaluation of the pre and/or post pouring conditions present for new construction footing and foundation scopes of work.
  2. Framing/Mechanical: Evaluation of new construction framing and mechanical scopes of work.
  3. Insulation: Evaluation of new construction insulation scope of work.
  4. Pre-Drywall: Evaluation of new construction framing and mechanical 2nd rough-in just prior to drywall hanging scope of work.
  5. Exterior Pre-Wrap: Evaluation of new construction exterior walls prior to start of exterior wall cladding scope of work.
  6. Construction Final: Final phase of the new home construction evaluation.

A home warranty inspection can provide you with the documentation to satisfy your home warranty company that all systems are in current working order or provide you with written documentation of concerns to submit prior to the expiration of your new home warranty. 

Radon Testing

Radon is an invisible odorless and tasteless gas that can be found all over the U.S. It comes from the natural (radioactive) breakdown of uranium in soil, rock and water. The gas is released into the air that we breathe. It can get into any type of building causing an elevated indoor radon level. It is estimated to cause thousands of lung cancer related deaths each year.

Our Radon Gas testing is approved for use in all real estate transactions. Our lab offers EPA proficiency results within 72 hours. 

Water Testing

Our comprehensive water testing services will meet VA and FHA requirements. Water samples are tested by a certified lab with results within 96 hours. Solutions along with associated estimates will be provided for any test that does not meet EPA standards. Documentation will be provided to satisfy lending requirements prior to settlement.
